About LandWise

What does a LandWise report actually tell me?

Each report analyzes flood risk, slope, soil quality, road access, zoning, wetlands, utilities, and existing structures — then gives you a plain-English summary with risks and recommendations. No jargon, no guesswork.

How is this different from just looking at a map?

Maps show you where a parcel is. LandWise tells you what you'd actually deal with if you tried to build there — from hidden flood zones to septic feasibility to utility access. It's the due diligence step most buyers skip.

Does LandWise work for commercial parcels, or only residential?

It works for any parcel where the county publishes data — residential, agricultural, commercial, and undeveloped land. The analysis layers (flood, slope, soils, zoning, utilities) are independent of intended use.

Can I view my report again later?

Yes. Once you've purchased a report, you can access it anytime from your dashboard at no additional cost. You can also download it as a PDF.

Can I share a report with someone else?

Yes. From the report view you can download a PDF and send it to anyone — your buyer, agent, lender, surveyor, or county planner. The PDF preserves the full report including the LandScore, every section, and source citations.

Data & Accuracy

Where does the data come from?

LandWise pulls from authoritative public sources: FEMA NFHL (flood zones), USFWS National Wetlands Inventory, USGS 3DEP elevation (slope), USDA NRCS SSURGO (soils), Microsoft Building Footprints (structures), FCC Broadband Map (internet), TDEC well logs and USGS aquifer data (water), and county GIS layers (parcels, zoning). Each report cites the source layer.

How accurate is the analysis?

Analyses are as accurate as the underlying public datasets, which is generally very good for federal layers (FEMA flood, USGS elevation) and varies for county zoning. For high-stakes decisions, always confirm with a licensed surveyor, civil engineer, or the county planning office. LandWise is a screening tool, not a substitute for professional due diligence.

What does "stale cache" mean in a report?

When an external data provider is temporarily unavailable, LandWise falls back to the most recently cached result rather than failing the report. Stale fields are clearly flagged with the date the data was last refreshed. Federal layers like flood and wetlands change rarely; county data refreshes more often.

How should I interpret slope and septic feasibility?

Slope is calculated from USGS 3DEP elevation and reported as average percent grade plus distribution buckets. Septic feasibility is derived from SSURGO soil drainage class and water table depth — it's a screening estimate, not a substitute for a perc test, which most counties require before issuing a permit.

What counties and states are supported?

LandWise currently covers Tennessee and Alabama, with new counties added regularly. After signing in, the dashboard shows every available county in the state and county dropdowns. We prioritize counties with good public parcel and zoning GIS endpoints.

Can I request a county that’s not yet supported?

Yes. Use the contact form and tell us which county and state. Counties with public parcel and zoning GIS endpoints can usually be added quickly; counties without zoning GIS get a brief zoning note instead.

Pricing & Billing

Do reports expire?

No. Once you purchase a report, it never expires. You can access it anytime from your dashboard.

Can I cancel my Pro subscription?

Yes — cancel anytime from your billing dashboard. You'll keep access until the end of your billing period.

What payment methods do you accept?

All major credit cards, debit cards, and Google Pay / Apple Pay through Stripe.

What's the difference between credits and Pro?

Credits are pay-per-report at $6 each — they never expire and are best for occasional buyers. Pro is $39/month for unlimited reports and is best for investors, agents, or anyone evaluating many parcels. Both tiers give the same report depth.

Do you offer refunds?

Yes. If a report has a data problem we cannot resolve, we will refund it. Pro subscriptions can be cancelled at any time. Full terms in our Refund Policy.

Account & Security

Is my account information secure?

Yes. Passwords are hashed with Argon2, sessions are stored as signed cookies tied to server-side records, and payment data is handled by Stripe — LandWise never sees raw card numbers. See our Privacy Policy for details.
